Weight, waterproofing and wind

A roof terrace is a structural proposition. Saturated soil is heavy, and a planter full of wet compost with a semi-mature tree in it is heavier still, so the loading has to be checked against what the roof was designed for before anything is specified — that is a structural engineer's call, not a landscaper's guess. Above it sits the waterproofing, which must not be penetrated: terraces are built on adjustable pedestals over the membrane, with access retained for inspection. And exposure at fourth-floor level is severe. Wind dries containers fast, so irrigation is usually a requirement rather than a convenience, and planting has to be chosen for it.

Listing, conservation and access through the front door

Alterations affecting a listed building need listed building consent, and that can extend to a roof terrace, a balustrade, or changes visible from the street or a neighbouring property. Planning permission may be required as well, particularly where there is overlooking, and if you are a leaseholder the freeholder's consent comes first. What survives on an exposed London roof terrace?
Things that tolerate wind and drought at the root. Exposure at height dries containers far faster than ground-level beds, so automatic irrigation is close to essential on anything but the smallest scheme. Tough evergreens, multi-stem small trees chosen for a wind-firm habit, grasses and Mediterranean planting all do well; thin-leaved specimens and anything needing shelter will scorch. Substrate depth and container size matter as much as species choice.
