Inter-war semis, on a repeating plan

Most of the borough was built between the wars: bay-fronted semi-detached houses on rectangular plots, with a side passage, a frontage deep enough to park on and a rear garden of decent proportions. Carshalton and Cheam retain older cores with period cottages and larger houses, and Carshalton has the Wandle and its ponds running through it. Belmont and Worcester Park add post-war stock. The consistency is genuinely useful: the same layout problems recur, so does the same opportunity — side access almost everywhere, which means machinery can reach the rear garden.

Chalk, gravel and ground that drains

Sutton sits at the foot of the North Downs, and the ground reflects it: chalk on the higher southern ground, with river gravels and alluvium along the Wandle valley. Compared with the London Clay that covers most of the capital this is easier ground to build on — it drains far better, so soakaways are effective and standing water is less of a problem, and it moves much less through the seasons than clay does, which reduces the risk of paving lifting over time. Chalk does need a properly compacted sub-base and protection from softening while it is open, so the dig is still done carefully.

The national rule governs: no planning permission is needed where the driveway surface is permeable, or where runoff from a sealed surface drains to a soakaway or border inside your own boundary; permission is required for more than five square metres of impermeable surface draining to the road. Is the ground in Sutton easier to build on than London Clay?
Generally, yes. The chalk and gravel across much of the borough drain considerably better than clay and move far less between wet winters and dry summers, which is the seasonal movement that lifts and rocks paving elsewhere in London. Soakaways also work more efficiently. It still needs a properly excavated and compacted sub-base — chalk in particular must be protected from softening while the excavation is open.
