Warehouses, Victorian terraces and the Dulwich plots

A large part of Dulwich falls under a scheme of management administered by the Dulwich Estate, which means external alterations there generally need the Estate's consent in addition to anything the council requires. It commonly bites on boundary treatments, fences, walls, hard standing and outbuildings — precisely the things a garden project involves. Elsewhere, conservation areas cover parts of Camberwell and Bermondsey, warehouse conversions are leasehold with freeholder consent needed first, and the terraced streets have the usual access-through-the-house and skip permit constraints.

If your property falls within the scheme of management, then for external alterations you generally do — and it sits alongside, not instead of, any planning permission the council requires. It typically covers boundary walls and fences, hard standing, outbuildings and other changes visible from outside. Establishing whether your address is within the scheme, and what it requires, before design work starts avoids having to revise a scheme later.
Can I build a terrace on a Bermondsey warehouse roof?
Often, subject to three checks. The structure has to be able to carry the load, which a structural engineer confirms; the waterproof membrane must not be compromised, which is why pedestal-mounted paving over the existing surface is standard; and the lease and planning position have to permit it, with freeholder consent usually needed first. Warehouse conversions vary enormously in what their roofs were designed to take, so nothing here can be assumed.
What suits a long Victorian garden in East Dulwich?
Something that stops it reading as a corridor. A long thin plot seen in one glance always looks narrower than it is. Dividing it into two or three linked spaces — a terrace at the house where the doors open, a middle section with planting or lawn, and a destination at the far end — makes it feel wider and gives it more than one use. Running the route across the garden rather than straight down the centre strengthens the effect.
