Landscaping in Redbridge

Mature suburban gardens,
across Redbridge.

Wanstead and Woodford were laid out with generous plots and planted early. Many Redbridge gardens now carry a century of growth, which is an asset worth designing around.

Building in Redbridge

What we work with here

01

Edwardian villas, inter-war semis and forest-edge plots

Wanstead, Woodford Green and South Woodford hold substantial Edwardian and inter-war houses on deep plots, many backing onto or near Epping Forest and Wanstead Flats. Ilford, Seven Kings and Barkingside are denser, with Edwardian terraces and inter-war semis on regular gardens of a good size. Across the borough side access is common and frontages are usually wide enough to park on, so driveway work and larger rear schemes are both routine. The gardens here are old enough to have real structure in them — hedges, established trees, mature shrub borders — rather than being blank rectangles.

02

Clay, gravel and long-established root systems

The borough sits largely on London Clay with river terrace gravels in places. The recurring technical issue is not the geology but what is growing in it: a mature tree on clay dries the ground unevenly through summer and swells it again in winter, which is what lifts and rocks paving laid within its influence. Building outside the root protection area, or using a permeable, flexible construction where that is impossible, is the durable answer. Where oaks and other forest species overhang from Epping Forest land, protection is stricter still and worth confirming before any excavation.

03

Protected trees, conservation areas and front gardens

Tree Preservation Orders are common across Wanstead and Woodford, and conservation areas cover several of the older centres, where trees are protected automatically and street-facing work is scrutinised more closely. Front garden parking is popular here and governed by the national rule: no permission needed if the surface is permeable or drains within your own boundary, permission needed for more than five square metres of sealed surface running to the road. On plots this size a permeable build is straightforward, and it is the better technical answer as well as the compliant one.

Questions we get asked

Redbridge, specifically

Do I need permission to fell or prune a tree in Wanstead?
Very possibly. Tree Preservation Orders are common in this part of the borough, and any tree in a conservation area is protected by default, requiring six weeks' written notice to the council before most work. That includes root pruning during groundworks, which people frequently overlook. Checking the tree's status before design costs nothing and avoids both an enforcement issue and a redesign.
How do you design around trees that overhang from Epping Forest?
By keeping the structure out of the root zone. Trees on Forest land are protected and are not yours to cut, and the roots extend well past the canopy into your garden. The practical response is to site terraces and foundations outside the root protection area, and where something must sit closer, to build up over the existing ground with a permeable no-dig construction rather than excavating a conventional sub-base.
What is involved in a full garden redesign on a large Woodford plot?
A survey first, then a plan, then a phased build. On a plot of this size the sequence matters: drainage and levels are resolved before any surface goes down, hard landscaping and structures follow, and planting goes in last. We record the existing trees and structure, agree a layout and materials, and set out a programme in the written quote. Larger schemes are frequently built in stages to spread cost without compromising the design.
