The borough is built around communal garden squares, with stucco-fronted villas and terraces facing them and private plots that are correspondingly small. A typical Chelsea or South Kensington rear garden is a walled rectangle of twenty to fifty square metres, overlooked on three sides, frequently with a basement lightwell below and a first-floor terrace above. Tall buildings on every side mean deep shade for most of the day in many of these gardens, and a microclimate that stays damp. That drives material choice — surfaces that stay clean and reflect what light there is, rather than riven textures that hold algae. Because the space is small and viewed from directly above out of upper windows, the setting-out is unusually exposed: cuts against the boundary, joint alignment, the fall of a step, the junction between stone and planting. This is where the difference between a good installation and an ordinary one is actually visible, and it is why we lay out on site before cutting.

Listed buildings, basements and no access at all

The density of listed buildings and conservation area coverage here is among the highest in the country, and consent regimes bite on garden walls, railings, paving visible from the street and anything structural. Many properties have had basement excavations, which leaves light wells, retaining structures and waterproofing that garden works must not compromise. Access is typically nil: no side return, narrow streets, controlled parking, and often a leasehold that requires freeholder consent before anything begins. Everything comes through the house. We establish the route, the consents and the constraints at survey, because each one is programme.

What can be grown in a permanently shaded Chelsea garden?
A great deal, provided the palette is chosen for it rather than fought. Ferns, hostas, epimedium, hydrangea, box and yew, climbing hydrangea and star jasmine on the walls all perform in low light, and a restrained green-on-green scheme reads as deliberate in a small enclosed space. Reflected light helps: pale paving and a light-toned boundary finish make a measurable difference. Sun-demanding plants and most flowering perennials will simply sulk.
Do I need consent to alter a garden wall in Kensington & Chelsea?
