Edwardian hillside terraces and the gardens that came with them

Muswell Hill and Crouch End were built out in one great Edwardian push, and the streets follow the contours rather than flattening them. The gardens behind those houses climb: it is entirely normal to find a rear plot that rises two or three metres over its length, sometimes in one bank and sometimes in tired old steps. Further east, around Wood Green, Tottenham and Harringay, the ground levels off and the housing shifts to Victorian terraces and inter-war stock with flatter, more regular rear gardens. The design questions in the two halves of the borough are not the same ones.

Working with the fall instead of fighting it

A sloping garden is not a problem to be flattened — it is the reason these gardens can be interesting. Cut into the bank and you get a level terrace by the house where the doors open, a retaining structure that doubles as seating, and a second usable platform higher up with an actual view. What matters is that the retaining is engineered rather than stacked: anything holding back more than about a metre of wet London Clay is a structure, needs proper foundations, drainage behind it and weep holes through it, and above certain heights needs designing and sometimes building control approval. Sleepers dropped in on bare soil are the failure we are most often called out to replace.

Conservation areas at the top, mature trees throughout

Highgate, Muswell Hill and much of Crouch End sit in conservation areas, where street-facing work and boundary treatments come under closer scrutiny and trees are protected automatically. The mature garden trees these areas are known for also dry the clay unevenly through summer, which is a real consideration for anything rigid laid nearby. Access is generally better than in inner London — many of these houses have a side passage — but a steep site still means barrowing uphill, and that is programme time we would rather price honestly than discover.

My Muswell Hill garden slopes steeply — can it be levelled?
It can be terraced, which is usually better than levelling. Cutting the slope into two or three platforms gives you a level area outside the back doors, a retaining wall that can carry seating or planting, and a second space higher up. Levelling the whole plot to one plane means importing or removing a great deal of material and building a much taller retaining structure at the boundary — more expensive, and generally a worse garden.
How high can a garden retaining wall be before it needs engineering?
As a working rule, anything retaining more than about a metre of ground should be designed rather than assumed, and taller structures may need building control approval and a structural design. Height is only half of it: what the wall holds back matters just as much. Saturated London Clay on a Haringey hillside pushes far harder than dry sand, so drainage behind the wall and a foundation that suits the ground are what actually keep it standing.
Do I need permission to work on trees in a Crouch End conservation area?
Usually yes. In a conservation area you must give the council six weeks' written notice before pruning or felling most trees above a modest size, and trees with a Tree Preservation Order need consent wherever they are. This applies to root cutting during groundworks too, which catches people out. We check the tree and conservation status at survey and design foundations to stay outside root protection areas wherever possible.
