Victorian terraces and converted warehouses

Around London Fields, Clapton and Stoke Newington the stock is Victorian terrace, much of it split into flats, which means a lot of small ground-floor yards and first-floor rear terraces reached through a bedroom. Dalston, Haggerston and the canal corridor add the borough's other signature: warehouse and industrial conversions with flat roofs, plus a large volume of newer apartment blocks with balconies and shared podium decks. Very few of these are gardens in the conventional sense. They are outdoor rooms, usually small, usually overlooked, and they live or die on the quality of the surface and the boundary.

Weight, waterproofing and what a roof will take

Anything built on a roof or podium is governed by two things before aesthetics: what the structure can carry, and the waterproof membrane it sits on. Wet soil is heavy, and a run of large planters concentrates real load, so capacity needs establishing by a structural engineer rather than assumed from the fact that the roof is flat. The membrane must not be penetrated, which is why pedestal-mounted paving over the existing waterproofing is the standard approach — it spreads load, keeps the membrane accessible, and lets water drain beneath. Ground-level yards in the terraced streets are London Clay, with the usual sub-base and drainage discipline.

Leases, freeholders and access up a stair

A large share of Hackney property is leasehold, so freeholder or managing agent consent is frequently the first requirement — before planning, and certainly before anyone orders materials. Conservation areas cover parts of Stoke Newington, De Beauvoir and Clapton, which affects street-facing work. The physical constraint is access: on a converted warehouse or an upper flat everything arrives by lift, stair or hoist, in pieces that fit. That favours modular systems, pedestal paving and lightweight substrates, and it is a genuine cost that belongs in the quote from the start.

Can I put a terrace on my warehouse conversion roof?
Possibly, but three things need checking first: whether the structure can carry the additional load, whether the waterproofing can be built over without being compromised, and whether your lease and the planning position allow it. A structural engineer answers the first. The usual construction is pedestal-mounted paving laid over the existing membrane, which spreads the load and keeps the waterproofing intact and inspectable.
What can I do with a small paved Hackney yard?
Treat it as a room rather than a garden. In a space of fifteen or twenty square metres the boundaries are most of what you see, so cladding, painting or planting the walls does more than anything at floor level. Built-in bench seating along an edge frees the middle, a single well-chosen multi-stem tree gives height without bulk, and one consistent floor surface makes the space read larger than a patchwork of materials.
Do I need my freeholder's permission for balcony or terrace work?
Almost certainly, if you are a leaseholder — and it is worth resolving before anything else. Most leases require consent for alterations to the demised area and for anything affecting the structure or the exterior of the building, which covers fixed planters, paving build-ups and screening. Getting that agreement in place first avoids designing a scheme that then has to be dismantled.
