Inter-war semis on generous plots

Most of Enfield was laid out between the wars, when the Piccadilly line reached Southgate and Cockfosters and the fields north of Palmers Green went under brick. What that left is street after street of semi-detached houses on plots far deeper than their inner-London equivalents, typically with a front garden wide enough to park on and a rear garden of a hundred square metres or more. Winchmore Hill and Southgate add larger detached houses and a scattering of earlier Victorian villas. The practical consequence is that the design brief here is usually about zoning a large space well, not about rescuing a small one.

Clay ground, and enough space to drain it properly

The borough sits on London Clay, with alluvial ground in the Lea Valley to the east. Clay drains slowly, and a large paved area sheds a lot of water, so the drainage strategy matters more here than on a courtyard: falls set away from the house, a channel drain where paving meets the building, and a soakaway sized for the surface it serves. The advantage of an Enfield plot is that there is usually room to do this properly within your own boundary, rather than negotiating for somewhere to put the water — which is what makes permeable driveways straightforward here.

Front gardens, driveways and the five-metre rule

Because so many Enfield houses have a frontage wide enough to park on, driveway work is a large part of what we do in the borough. The rule worth knowing is national: you can lay a new front driveway without planning permission if the surface is permeable — gravel, permeable block paving, or a properly built porous system — or if runoff from an impermeable surface is directed to a border or soakaway inside your own boundary. Go over five square metres of sealed surface draining to the road and you need permission. We design to stay the right side of that, and build a sub-base that will actually carry a car.
